Jo Cowen Architects are working to develop a neglected site in Harwich in Essex in an area where values are low and need for how quality affordable housing is high.
The site and planning is higjly complex in that it requires a change of use from employment to residential in an area where a distinct deficit exists. The challenge with this site is centred on how to create a place where bordered by industrial, a supermarket and two motorways. In order to justify the policy change, we are providing a number of benefits.
of A large quantum of new high specification commercial accommodation and potential to create new full-time equivalent (FTE) construction jobs. We are also activating of a long term vacant and constrained allocated site through MMC Speed of delivery. We are delivering 258 new homes, with policy compliant affordable housing provision at 30%. The proposal is zero carbon, setting out high quality housing and streetscape and activation through increased footfall for adjacent retailers.
