Jo Cowen Architects (JCA) have undertaken the following High Level feasibility study for ‘Goldstone Retail Park’ owned by Aberdeen Standard. JCA have assessed the considerable opportunity to create a truly mixed use housing scheme that encompasses significant public realm aspiration responsive to the local urban environment, integrating cafe, retail, maker spaces, small to medium enterprise commercial space and a circa 734 of 1,2,3 bedroom apartments and studios. To create value, we need to build homes that people want to live, in places that they want to call their neighbourhood. This can be achieved both through spatial planning and efficient design, but also through high quality architecture and story telling, creating new journeys and experiences from street level through public realm to the living room of each home.

The site is well placed with its frontage to Hove Park and the Station and the development will need to respect this aspect and positively respond to it through the provision of high quality development that prioritises architectural design and townscape.

If the design, place making and townscape are dealt with propriately, high density can be achieved with tall buildings on some parts of the site. JCA have sought to provide a proposal that balances the heritage views and key viewing corridors, a critical part of the proposal when considered by the local authority.
Ultimately, the buildings need to respond in a modern way to the ‘Hove vernacular’, balancing the formal square, period architecture, modern interventions and the on-the-ground culture of a liberal educated community. The development that JCA has developed focuses heavily on place making and Community integration. The scheme seeks to create a vibrant sequence of public and private spaces of differing scales and proportion through the site, optimising density efficiently and maximising the potential value of the Site.
The scheme also achieves a blend of 82% net to gross.
